Choosing The Right Commercial Wood Flooring For Your Project

Choosing the right wood flooring for commercial projects carries more weight than you might initially think. The floor is one of the largest surface areas in any space and especially when in high footfall environments, it has a big job to be aesthetically appealing, while remaining practical over the long term. At WFA, we work closely with architects and interior designers from project inception so that we understand the decisions you’re weighing up. Here’s what we consider.

Choosing The Right Commercial Wood Flooring For Your Project

Why Engineered Wood Works Well Commercially

Solid wood is beautiful but engineered wood is generally the smarter choice for commercial projects. The construction – a real oak wear layer bonded to a birch plywood core, gives it considerably better dimensional stability than solid timber. That matters when you're dealing with underfloor heating systems, wide open plan spaces, or buildings where
humidity fluctuates.

Our Stability engineered range is FSC-certified European oak, available in planks, herringbone, chevron, Mansion Weave and panels. It's supplied unfinished, giving your project team full control over the on-site finish, whether that's a hardwearing oil, a lacquer, or something bespoke from our colour lab.

Format & Layout: More Than A Visual Choice

The format you choose will shape how a space feels and functions.

  • Plank & wide plank – a clean, directional look that works well in offices, hotels & retail environments.
  • Herringbone & chevron – both add visual complexity & work well in hospitality, residential developments & cultural spaces
  • Mansion Weave & Versailles panels – suited to large, statement areas where the floor is intended to be a focal point
  • End grain – extremely durable underfoot & a distinctive choice for feature areas or heavy use zones

The direction of the lay also matters, running boards parallel to the longest wall or primary light source tends to make spaces feel larger.

Finish: Pre-Finished Or Unfinished?

Both routes have merit depending on your programme and site conditions.

Pre-finished boards from our collections, including the Tate, London, Century and the new Elegance Bespoke range, arrive ready to install and offer consistent, factory quality colour and texture. They're a reliable option when site time is tight or conditions are unpredictable.

Unfinished boards give you more flexibility, our in-house colour lab works with leading UK and European finish brands to match precise shades, from cool greys and washed tones to deep fumed or smoked variations. With over 4,000 bespoke floors produced, we're used to unusual briefs.

Sustainability & Specification Credentials

Many commercial projects now require certified timber as part of their sustainability criteria. All WFA Stability floors are available with FSC or PEFC certification and we carry full chain of custody documentation, which makes the specification and reporting process straightforward for your team.

We hold the Made in Britain marque and all pre-finishing work is carried out at our facility in Romford, Essex.

Practical Considerations Before You Specify

A few things worth confirming early in the process:

  • Subfloor construction & whether underfloor heating is present
  • Expected footfall levels & any acoustic performance requirements
  • Delivery programme & whether phased supply is needed
  • Whether staircase treads, mouldings or threshold strips need to match the floor finish

We can assist with all of these at specification stage, including sampling, technical data sheets and installation guidance.

Working With WFA

We're a trade-only manufacturer, which means our conversations with architects and designers are technical from the outset, we engage at the earliest stage of a project and can produce bespoke samples to match a specific brief. We also offer the opportunity to view our Design Room at our Essex base with over 100 large display panels, which is worth a visit if you're in the specification process. Over 70% of the floors we produce are one off commissions, if the right floor isn't already in our collections, we'll work with you to create it.
